Multi-building.
On-call.
One queue.

Knurl runs your whole portfolio from one login. Buildings are facilities; on-call techs route from a roster; residents report issues with a QR sticker and a phone camera — no app to download. Offline on every floor that matters: basements, parking garages, elevator rooms.

Why property managers need Knurl

Portfolio scattered. On-call invisible. Residents texting the manager.

Each building has its own spreadsheet, its own super, its own contractor list. The on-call rotation is in someone's calendar. Residents text the manager directly because the formal channel is broken. Head office has no idea what closed last week.

One account. Every building, every on-call rotation, every resident report. Roll-up reports head office can actually act on.
What changes for you
What changes for you

Four things that should be free for a property maintenance manager.

Residents report from a QR — no app required.

Stickers in lobbies and corridors. Resident scans, types a description, snaps a photo, sends. They get a confirmation; you get a tracked work order. Stop fielding 'did anyone fix the elevator?' texts at 11pm.

Public report flow — no login

On-call tech routing that survives a dead zone.

Critical work orders push to the on-call rotation; the tech opens the app even with no signal; closes with a photo when they're back online. The audit trail is identical to day shift.

On-call routing — Enterprise

One subscription. Every building.

Enterprise covers the whole portfolio — no per-building surcharge. Add a building, add its assets, invite its team; the bill doesn't move. Multi-facility switcher in the top bar.

Multi-facility — Enterprise

QR a 20-building portfolio in a fortnight.

Walk one building a day. Stickers, walk-through, invite the super. Two weeks later the whole portfolio is on Knurl and head office has its first real roll-up report.

FAQ · propertys

What property maintenance managers ask first.

Yes, on Portfolio (5 facilities included) and Enterprise (unlimited). One login, a facility switcher in the top bar; per-site permissions so a building manager only sees their building; roll-up reporting across the portfolio so head office sees everything at once.
Two options. (a) Public report from a QR sticker in the lobby / corridor — no app, no login, residents type a description and snap a photo. (b) Invite them as a guest user on Professional / Enterprise — they see only their own tickets and the building's posted notices.
Each work order shows the building, the unit, the asset (with a photo of the location if attached). The technician app works offline so basement / parking-garage / elevator-room signal gaps don't break the flow. Notifications route to whoever is on-call.
Portfolio is $3,990/yr and covers 5 facilities + 2,500 assets — no per-building surcharge. Need more? Add a facility for $50/mo or jump to Enterprise (unlimited everything, custom quote).
Yes on Professional and above: recurring preventive schedules on time or meter, with photo proof required on close. Inspectors get a CSV export of the year's compliance jobs. Failed inspections become open work orders with the original report attached.
